Skilled Nursing Facilities (SNF) provide 24-hour nursing care, post-acute rehabilitation, and long-term custodial care. It is the most clinically intensive and most distressed senior-care segment — heavily Medicaid-dependent, low-margin, and squeezed by labor costs and proposed federal minimum-staffing mandates.

Occupancy fell sharply during the pandemic and has only partially recovered, and several large operators have restructured or gone bankrupt. The real estate is largely REIT-owned and leased to operators (Ensign, PACS, and others), and consolidation is often distress-driven.
